So, I understand the reasons for being more active.Nonetheless, your assumptions about appreciation are wildly wrong.

If you go that route, the terms will vary wildly, as there is no standard or any set requirement.Also, there is seller financing.

This is wildly untrue in Allegheny County, PA, where the absolute best-built single-families went up just before the Great Depression and the shoddiest tract builds in the county went up from 1970-1990.

A lot of other folks take a wild guess and get lucky, but you got stuck.

New construction vs. conversion or remodel will be wildly different. 

I really like Austin because I have friends here and the city is wild and there is always something going on.
