WHY have licenses thats my exact thought with unlicensed wholesalers :) I do understand, and really appreciate that you throughly understand how it is in CA.if I got pooped doing illegal panel upgrades on Waverly in PA, I'd end up in jail and lose my houses.An illegal gets popped and gets freaking amnesty.

I'm also working on upgrades for THE MTR Connect - better scheduling, automations, guest speakers, social media - all to help promote the collaborative and supportive space my colleague @Jamie Banks and I have created.

Denver has a lot of older properties with value-add potential—small upgrades like fresh paint, updated kitchens, or even just better landscaping can make a big difference in forcing appreciation.

When contract is about to reach 5 years, i plan to make some upgrades on the property and ask for re-finance, hopefully pull out some equity and get a fixed rate mortgage.Let me recommend a backup with emergency fund (equivalent to 24 months operating costs).

Hadn't heard Azibo mentioned before so I'll look into that.I'm purchasing with a bit of equity to start, plus I'll have put 25% down on purchase and am making a few upgrades.

They keep rent low, give gifts and homemade cookies for Christmas, make upgrades whenever the tenant requests,  accept all the late rent excuses, etc.The truth is, your tenant is not your friend.

They buy properties, do not know the area put substandard upgrades in the property then sell them for market value or try to and the property sits for a long time.

Looking to upgrade my game and speed is of the essence.
