@Vlad Selsky I'm not in Boston but $41/unit/month for full service management isn't unheard of, that's if you're getting full service management.

I once sent 6,000 postcards to absentee owners of properties in Sacramento and only got one call back that was to get their name taken off the list. 6,000 post cards and not a single motivated seller call is unheard of.

It isn't unheard of to get a package around $150,000, once you factor in signing bonuses, RSUs, etc.

But, if it's normally unheard of to achieve 2% gross rent per month, don't delay!

But I've found smaller local banks will lend on most anything and can be very flexible/easy to deal with especially when they're familiar with a park in their back yard. 25% is typical but 20% isn't unheard of.

Well, that's a perfect time right now to actually get a deal for at or below appraisal value AND get some seller credits (unheard of a few months ago). 

It's not unheard of to get 80% ROI house hacking and you can save $6,000 - $12,000 per year.

Its not unheard of but I have not heard of a conventional lender allowing this. 

I'm not familiar with them, but you could just ask them to provide references as that's not totally unheard of when hiring contractors.
