Most DSCR programs will not touch you if you have a mortgage late in the past twelve months.

We don't even let the tenants fill nail holes or touch-up paint, as they usually screw it up, so we let a lot of little things go as normal wear and tear and just have it addressed between tenants.

It's a good touch point and I follow up to make sure they received it. 

So, you have to thread waters carefully and check the state laws and regulations before touching any pre-foreclosure house.
