That’s great advice Taz, I’m currently working on saving enough money to get started, house hacking is hard for me at the moment because I just bought a house 2 years ago, I would have to sell my house(which is in a great neighborhood great location) and use that money to fund the duplex which isn’t totally out of the question, I would like to keep the house if possible but also would like to get real estate investing more.

I took the next 5 months to tackle everything myself spending approximately 17k in supplies and tools + paying a plumber and roofer 4k total to fix those issues.

They mentioned having two mortgages on the property worth about $400,000 in total.

If it is a contractor that is more organized they will likely do this already, if they are shooting from the hip "based on experience" they will likely just give you a total $ value. 

I think this totally depends on the investor and how many projects they are doing in a given year.

Regards, ClarkI'm curious, @Zhenyang Jin, with a DSCR at 1.30x, what are you total operating expenses relative to your EGI (Rent after vacancy expenes)? 

Typically whatever the material cost is double that to get the price for total.

You can simply request a separate check for the $100 increase to bring the total deposit in line with the new rent amount.

You obviously won't find anything ifor 750/m P/I payment in the area and you won't even find rent for double that amount if you want to keep renting.
