Not just location, but different states can have different (sometimes weird) rules like here in Texas where you need a manual third party "attorney review' on every loan doc set - adds about $100 to each doc cost that doesn't apply in most states

Let them know that there will be routine quality control checks/inspections so that if your third party inspector finds any issues with quality, the GC will be responsible for paying for the correction.These are just some theories that I think will help and plan to implement when I operate out of state flips.

Often when new investors are excited to scale, especially with limited funds, they start looking into to getting a third on seller finance or sub to, but the first two properties have repairs coming and all you do is add a third property that needs repairs to your portfolio.This - "investing with limited funds (like distressed property flips)" - is an oxymoron.
