If you really do have a private lender get that person to put together a POF letter for you, thy might have to also show actual bank statement as well.

Thy are happy with no rent increase and I am happy with more money in my pocket.As I said I started this years ago and as water has gotten more expensive for the tenants the usage has gone down and the billing to them fairly level as they watch their usage when they pay for it.

From what you said I might be offering closer to $10-20K.The fact she is asking $90k is irrelevant. often buyers ask much more and then come down when they realize that is all thy are going to get.
