@John Thies I would recommend casting a smaller net.

I did a 2/2 TH I bought for $15k spent $15k fixing it up, cut the living room in half to create a 3rd bedroom and sold it for $55k - my cash partner made 48% in about 5 months on the deal....pretty sweet.

If you think the turn key companies numbers are right, then you need to decide for yourself if a 9.5% CAC return is attractive to you.

Thy are happy with no rent increase and I am happy with more money in my pocket.As I said I started this years ago and as water has gotten more expensive for the tenants the usage has gone down and the billing to them fairly level as they watch their usage when they pay for it.
