I hired a contractor who left his workers unsupervised, they painted the whole house but did a terrible job because the paint didn’t stick.

This is a terrible attitude about it.

Paying up for your monthly cash flow is more or less paying more up front rather than being leveraged, it's not terribly different.

That’s terrible advice…. 

I would highly advise you to invest elsewhere in FL as the Orlando market is terribly saturated and you would need a super unique property to even have a chance of breakeven.

We know it's challenging because so much has changed post COVID, fed rate hikes, etc. but that's how you avoid rehab mistakes, bad neighborhoods, and terrible deals. 

It would be a terrible forum if it sounded like an echo chamber. 

When an appraisal comes in terrible, we usually just drop it from the portfolio and put it in the next portfolio that we will send to one of the other banks we work with. 

They also don't use automated locks and manually change the guest code every few weeks7)They have terrible response times when I reach out to them.There's a lot more... these are just a few things that are top of mind.
