I inderstand the value of the tease effect you're using here, but what do you suggest should be included in the initial letter, and the subsequent follow up letters/postcards, to execute this strategy effectively?

No idea.I am hoping once I free the elbow on the kitchen side, and cut the copper pipe close to the connection, I can tease out the 1.5" copper drain a piece at a time by cutting every 18". 

But then I'm the type of woman that loves to hang out with guys and joke and tease.

Why brokers that are paying top dollar for listing on Loopnet, don't insist their listings be shown to everyone visiting the site, rather than hiding some and using them to tease visitors into joining, is kind of odd.
