I have to think a ski town is all about STR  not the opposite They currently have about 100K in the bank that was to be used for a common space amenity, but I suppose could be used for enforcement legally.

Depending on your loan structure I'm not even sure you could legally offer a personal guarantee outside of the loan for that money without committing mortgage fraud, as anything that could hinder the ability of the primary lender to recover their principal is supposed to be declared during their diligence period, and any material changes up to the point of taking the loan are supposed to be disclosed as well.

Ask them to explain how you're supposed to have a warranty w/o them giving you the receipt.3) Labor Charges: should be defined in your PM contract OR they should present a bid for your approval with labor & materials.Now a couple of thoughts in the PMC's defense:1) If you didn't get a receipt, how did you match the exact same model at Lowe's, so the price of $530 is apples-to-apples?
