You can work limited hours in so many different capacities that you want to keep that for longer than you think to keep supplementing more options.

We aren’t aiming for anything top of the line or updated but we need bigger and more bedrooms etc. so our next home we are looking $450kish and not much more. 

I was more so wondering if aiming for the SAFMR would be allowed or not. 

I thought to myself and thought the workshops must be very intensive.For me, the 3-day Real Estate Workshop was held at Roosevelt's Hotel.First Day:I was given two booklets--1) Real Estate Workbook (wich supplements the book they gave out before the workshop)2) Real Estate Elite Workshop Events Catalog (which I first thought was the daily schedule for the workshop but later found out it's an information packet on the $39,500 "elite" courses that they sell)The ironic part is that, through this three-day event, the so-called instructor Jason Jones referred to the Ad packet "Real Estate Elite Workshop Events Catalog" SIX times (he literally asked us to take it out and flip to certain page) and didn't mention ANYTHING nor asking us to read the "Real Estate Workbook ".

Our aim to is make the investing journey more enjoyable by sharing direct feedback about what’s happening on the ground, actionable investing intel, real estate references, among other things that make investing not seem soo alien, tedious, worrisome, or out of reach.

I will also be tracking expenses related to repairs, maintenance, travel to and from NV, hotel stays, meals, gas, and other regular business costs.In the long term, I aim to purchase additional properties under the business name, but I understand I need to establish at least two years of income and credit history before doing so.The issue I’m encountering is that my accountant has not provided any guidance on how to structure this scenario.

Make sure you've got cash reserves for closing costs (around 2-5% of the purchase price, repairs and maintenance (aim for 1-2% of property value annually), vacancy periods (budget for 3-5 months of expenses), property management (if you're not self-managing), emergency funds for unexpected repairs.When choosing markets, look for those with stable job markets, growing population, and strong rental demand.

Or if you plan on staying in the property for a while, some people aim to just pay less than their current rent.In a real estate market where housing affordability is a major concern, house hacking actually stands out as an even more valid strategy than ever for buyers.

Better than each of those options is to be realistic, what most of us aim to do, but easier said than done.
