Might be an additional cost there.If units are updated, capex items look good, leases and tenants look solid, and there are no other regular expenses besides the 5200 in insurance/property taxes then I like this deal.  

New occupants will be coming soon, but in a 3 family, i have set of excellent student tenants that renewed.That said, many landlord insurance policies have exclusions for students, so I am trying to gather info on updating a policy to consider the fact that the building is only going to be 33% student occupied.  

I find that internet providers, like Comcast, tend to update their technology and offerings to better speeds as customers have higher usage demands.

But you also need to check on them for updates so you know how your property is doing financially.

You can always take the extra 10% and use it to invest in something else or use it for updates on the property.
