P.S. we have other people doing all the writing and stuffing of envelopes so we can focus on other aspects.

So, if you find cash stuffed in an old drain pipe or in the attic or hidden under a floor board, you can reduce your cost of acquiring that property the same day as closing and find "Equity". :)  

I really stuffed up things seriously in my novice little attempt.

Say they can get done 40/hr (assuming addressing and not stuffing envelop) and pay is $6/hr.  

I had to spend $6,000 on a new roof after constantly repairing it which is my responsibility.One of the advantages pointed out in owning commercial real estate is you don't have tenants calling you about stuffed toilets, among other problems.

Use this line over the stuffing and come back to tell me how it went ;) If today you wake up and you want to have $100,000in stock, you have to buy it with $100k in cash.

I would also pre print the late notices for the next 12 months have them stuffed in an envelope waiting for a stamp.

This letter didn't promise anything along the lines that could "pay cash" or "close fast", I just simply stated that I was interested in their property and if they were interested in selling I would like to start a conversation.I printed them all out myself and hand signed them, stuffed envelopes myself, and used real stamps, and took all 149 letters to the post office (next month's letter will be outsourced for less money and time that I spent).I immediately received one call letting me know they just sold that property the week before.
