Sometimes the storyteller will say this is so because the tenant has minor children and receives welfare or some other assistance.This is giving far too much credit to the tenant for being street-savvy and knowledge­able.

I know I won't have much in common with my long term tenants, but they sure make for good storytelling!

I'm no lawyer but I'm under the impression that the lease transcends owners and must be honored even if the property changes hands.  

Whoever is the better story teller (or liar as the case may be) becomes the good guy.

At this point I have written over 1,000 real estate investing articles and who knows how many white papers and e-books, so it should be obvious that I like writing and story telling. 

Not to say you cannot build a relationship that transcends this essential division of work.
