@Matt WeddonLegally, you’re covered as long as you stick to objective, non-discriminatory reasons for rejecting someone (things like personality or ‘vibes’ don’t cut it in Fair Housing law).

Most land buyers who are developers usually stick to a very predefined region within their local market and they hunt and wait for killer deals and market swings to get the land they want for the very specific purpose they want.

P.S All the people buying popcorn I want you to know that it has a whole lot of carbohydrates in it so you might wanna be eating celery sticks and carrots instead. :-)

(I personally prefer $2M/year and I think that cash flow is plenty enough to cover any mortgage risk along the way, but there's no doubt some people would feel more comfortable sticking to the $24,000/year and that's totally cool too!)

I think I would stick with what I have in your scenario.

I wasn’t feeling good about anyone pursuing me to lend me money, but this cements even more why to stick with regular lenders when possible. 

I would just stick to your systems and processes and if the fits not there so be it.

We stick to just one platform and it's helped our ranking a ton.
