Fair warning, it wont be cheap.

But it's not just that, many view it as a FT job. before you call BS I warn I was a volunteer transition coordinator, I actually lived in that world, I have sat at SS hearings, I have repeatedly watched the scheming and strategy of how to "get yours".....

-Warn them if they don't show up for repair appointments you're "using your key and coming in" -If they are completely unresponsive warn than you'll be doing an inspection to determine if they have abandoned the property.

Don't come crying when it goes from bad to worse, and don't say you weren't warned, you just didn't care.

I hope BP can fix both their onboarding process (at least lay out the ground rules and not just cancel someone at any moments notice without a warning) and hopefully provide more qualified leads. 

There have been quite a number of red flags and warnings in this thread and many of your responses tend to be, "but what about this and this is why that is" leading me to believe you have already made up your mind that moving forward is a good idea so I wont try and change your mind but again, warn you that some things in this syndication are outside the norm and the promised rates of return (STR's in the package included) are abnormally high leading me to believe that the investors will have a much higher chance of disappointment than satisfaction.

I will just warn people that taking money from your HELOC as is a risky proposition.

I was warned about it when a tenant hires employees, then they go down the block getting snacks, leaving the front entrance doors unlocked.
