I hear you man...I bought my first 4 plex in a B-/C+ neighborhood at the ripe old age of 23....Every tenant was older than me, and I'm sure some thought I was just some young white kid born with a silver spoon in my mouth. 

Join up, start networking - these folks are willing to lend a helping hand - but they won't spoon feed anyone.

Her splits would likely be less but she'd probably be spoon fed leads which can be a good way to help get started and become established. 

If not your prop manager should be able to pull comps for you and give you feedback or at minimum the seller broker should be able to (take it with a large spoonful of salt).

If the deal makes sense, I'd skip buying from the heir(s)... too many fingers/spoons and even some potentially unknown spoons in the pot.
