For investors who buy in questionable areas speculated for huge appreciation rates and make the bulk of their money on the rehab aspect, monthly rental cash flow of $20K or whatever is an afterthought that just keeps the lenders happy. 7 figures per year 2023. 

I’m thinking about luxury condos for short term rentals since I’d occasionally want to have a place I can use for myself.With mortgage rates so high and HOA fees for many of these buildings at around $1k a month, it seems like investing in a condo in Miami is more of a game of price speculation.

Any estimates therefore are pure speculation so, if I was on your side, that's what I would tell you and I wouldn't make any speculative suggestion that helps me sell to you. 

Don't speculate.

And, eventually, speculators get slaughtered!

Though that's all pure speculation on my end.

Also, call me stupid if you will but I don't understand the connection between Tulum real estate and the gigafactory in Nuevo León.Maybe I'm old school but I stay away from speculation and I'm sticking with facts and figures.

Even flipping or wholesaling will still take some significant systemizing and scaling to reliably do $200K/monthPeople can "tell you" all they want, and anyone can sit here and speculate what is and isn't the best way to get rich or wealthy. 

Once you get closer to the median house price it's no longer worth the speculation aspect of it, like you mentioned.
