We get about $1,000 in net income from it (which may be able to increase to $1,500) and would net about $180k if we sold it (after putting about $20 to 30k into it to make it sparkly).

That’s just my fault for not further researching up front.Really, what sparked this is I was hoping I could do enough to get greater than 5,000 square feet on my own so I could get some units on the property.

I've gotten to a spot in one of Brandon Turner's books where he is talking about the importance of mentors, contacts, and finding good contractors, and it's sparked a bit of an internal debate.

It definitely sparked my interest in real estate investing. 

The trick I believe is to send the right message that sparks their interest rather than alienate. 

Now I want to actively get involved and hopefully meet others in the Reno / Sparks / Tahoe area that have found success in this hot market.I am originally from Southern California and went to school at the University of Nevada.

We're sitting on a powder keg and all we need is a spark to blow the entire economy into oblivion.
