There could be some kind of buyout after five years or something like that, but if I was able to get a large chunk of my money out of the deal I would have no reason to sell it as it would simply be another cash flowing, appreciating property at which I could also vacation.

Best case under such circumstance is they find alternative financing and simply over paid for the property.good luck

Hence my take on CA; pricing is way too high and margins way too tight for the risk at playing the loooong game because I simply don't have faith in CA's actions, or better said inactions, for the loooong game. 

If you do decide to help them out and rent continues to be late simply have a talk wiht them and remind them that rent helps pay your bills and since you did them a solid ask for the same in return.  

It simply depends on your time frame, when you want to actually begin renting the property out short term, and what the loan terms are.
