In 7 months, they have not produced ONE lead to close as guaranteed on their website (Launch Your Leads…LYL) A background was performed prior to signing up, but we had no idea they were doing previous fraudulent scams under another name called Amplify My Business .

Those stilled cashflowed mostly due to insanely low interest rates.3) Investors started chasing Class C rentals in 2022 when Class B rental prices AND higher mortgage rates didn't allow cashflow at purchase.4) Investors are now chasing Section 8 tenants as the cure-all for Class C tenant performance issues, so their Class C properties ACTUALLY cashflow.

I self perform most of my construction at this point and find it very difficult to make ground up construction pencil in Philadelphia unless I am selling for $400/ft.

.- PM is contractually obligated to perform annual maintenance/inspection to keep property in top shape. - PM provides a cash based accounting report every month, for every unit under management, that clearly labels all rent, all expenses, including management fees, and the net directly ties to the amount of money deposited into my bank account.- PM is a licensed handyman, or has them on staff, and takes care of most unit turn work at a reasonable rate. - PM has no breakup/termination fee- PM does not take project management fees, except on large or complicated CapEx projects exceeding $5,000.

You find this out by talking to people, speaking with past residents, people in the industry, or mystery shopping the property.Using technology to pull in data so you don't have to manually type it in, is helpful, but other than that, I would not trust automation.
