Since you allready have a s-corp go with it.To create a land trust all you need is 3 forms and you do not need to register the land trust with secretary of state.Make sure to close at a real estate attorneys office who understands land trusts.

my partner and i have been talking to a cpa and he told us to start up an s-corp to avoid self employment tax which is at about 15% in minnesota. according to him we would 1) incorporate our business 2) file with secretary of state 3) get fed and state id #s 4) file sub s status 5) open bank account 6) buy quickbooks. is this what we should be doing instead of having an llc with my partner?

To answer a small part of your question they have something called Pat Live. answering service that you can have a live secretary field your calls when your out and schedule apts and take messages. they can screen calls and funnel them to different places too. for example if I was trying to sell a home and i wanted these message boxes one for credit buyers another for buyers with down pmt but no credit and the 3rd in another message box.
