My suggestions would be in this order:(a) Determine the type of financing you qualify for - this will short cut the process considerably and save time on investment angles and next steps.

And of course, if your actual cash value is less than the current mortgage(s) on the property, all of the cash value payment will go to the lenders. 

It could take years of sacrifice and saving to get into this game and most people don't want to wait that long.  

Can you imagine the “cash flow investors” who needed that cash flow when COVID hit?

And, when there is a vacancy, can the remaining units provide enough cash flow to cover all costs?

Cash flows are generally paid out monthly to investors and right now I am seeing distributions around 3-5%.
