Thanks Dave, the inventory in my zip codes is the lowest it’s ever been and every property in my price range gets ten or more than ten offers immediately it’s listed usually for 5-15% more than list so there’s no way a buy hold works since I’m saddled with ceiling on rents and scary low credit scores altogether an insane market!

Especially in cases where the buyer is asking that no commissions be paid for their side (I.e. credited to the sale, deducted from the sale price, etc) then the listing agent is saddled with a situation in which they will do substantially more work than they would working with a buyer’s agent AND have more legal exposure.

Millions are being kicked out of their homes everywhere every year because the investors want to market to only the people with perfect credit and high income and they are being saddled with unmanageable and unnecessary debts by investors who take glee in ruining their credit and saddling them with this debt in the first place.

Yes there are a lot of people who are doing things that deserve to get them kicked out but a lot of people just follow on temporary hard times that become permanent crises whenever they are saddled with cascading late fees refusal by the landlords to except any payments except the entire amount that they have because they don’t want it to be more difficult to kick them out, and eventually evection which ruins their chances of finding anywhere else to live.
