We vacation on Topsail Island in North Carolina every year and their insurance costs often rival the prices of their properties. 

Pigeon Forge is also very strong, and these days, the rents in Pigeon Forge probably rival Gatlinburg. 

However, I am a car guy and will also own a collection that rivals Jay Leno's collection.

But I also challenge Subto to remain the tight-knit group which can swarm "rivals" like a pack of angry hornets, as it continues to professionalize, expand its scope, and engrain itself into the amazing investor communities which it finds itself working with in every market. 

Having said that, I think it still has a long way to go to rival the feel of Saratoga or Brooklyn (that one is quite the stretch for any upstate city).My question is what is the draw to Troy beyond some great grassroots growth from the locals?

Vast wealth breeds jealousy, rivals, competition, etc. 

And they rival West coast in days on market and sales within 1% of list price..

if you find the right neighborhood, the duplex can rival the well chosen SFH in appreciation.  

Another area that would be great is near our rival university which is UNF.
