I doubt seriously that you are properly reporting income on your tax return. 

I suggest consulting with a real estate attorney to ensure proper structuring of the LLC/land trust and review the tax and insurance implications.

If you have mony in the deal and it is no longer bringing a proper return it may be time to move that money into another property that will return more.  

As mentioned above, DealMachine or Propstream is a great resource.

Alternatively, happy to be a resource, run analysis on deals etc.

Before making a big decision, consider resources, time, and involvement.
