Many a syndicator is setup to, in general, be "heads we win, tails you loose" when you look at all the tiers/falls, flows, fees and OA rules.

You could get the 3rd party processing fee removed by working with a broker/lender that does in house processing.Seems you're being gouged for the appraisal review and admin fee...that's ridiculous. 

Given the cash flow loss on the 7% property, I think I need to remove the emotion and make the right business decision for my portfolio holistically.

We also allow removal of a tenant from a lease as long as the tenant group is in good standing, and the remaining tenants qualify again based on their combined income. 

I'll loose a lot less money and sleep keeping the property empty for another month than renting to tenants that destroy the property.And your statement regarding must rent to the 1st qualified applicant.

If you found a few handymen you could rely on, and make a trip out there for a few days to get things set up with shopping, decorating, and furnishing the STR that would remove the red flag of the property manager, and significantly boost your material participation hours to clear one of the thresholds.
