I ask this because you refer to 10% vacy/10% R&M, and 10% capex.

Most of my investor clients considered properties over 1% rule as reference.

Going into an area with little data is high risk but could be high reward. 

Get on next door, FB, etc. and post within your community to see who other home owners are referring.

@Polat CaglayanI've never seen a formula but here is a general rule of thumb for multifamily:The class of an apartment refers to the quality of the building, which can be determined by a number of factors, including age, location, and condition: Class A: These are the highest quality apartments, typically built within the last 15 years.

Bankers are generally not aware of hard money loan options, and even if they are, they don't generally refer them when they believe they can approve a loan to you from their bank.

the question is confusing to me.are you referring to taking funds from an investor and then putting it into a known syndicator's deal?
