If you've already tried the first step by observing what happens outside and in during a heavy rain - making sure that water is redirected away from the foundation by making sure that the gutters are working correctly, the downspouts are emptying at least 6' from the foundation, and that the soil is graded away from the foundation - and you're just looking for a quick fix, you might try plastic or fiberglass wall panels.

My goal is to find a place that is reasonable <$250k, that’s I can see good cash flow with the 1% rule, but having trouble finding that.I have looked into STR, but again, I would require a PM and unfortunately that and HOA fees are extremely high which makes it a negative cash flow which is why I redirected thing to long term rental.I may consider the Texas market but will require a PM.Any suggestions would be greatly appreciated.TIA

Get a concrete contractor that has a grinder , he can grind a small trouhg or channel in the concrete patio near the house to redirect the water .
