I think most of us can agree we're in the seller's market phase of this RE cycle but is this different than other phases in the past? 

Therefore, this cash would typically only be tied up 3-6 months (and I know some require a year or so seasoning but let's use 3-6 months) at a time and then recycled to do the same thing again.  

Milwaukee has shifted a bunch of stuff from the tax bill, where it probably belongs, over to what is commonly called the water bill, but includes snow removal, garbage and recycling, and all of the water related fees.  

I don’t have the pressure to recycle my money.

Second, with recycling, there's not enough garbage in some of the cans, the cans are so light for recycling plastics, they get blown over and roll away.

@Andrew Postell @Jorge Ruiz, 1) what would prevent someone from acquiring, say, 10 houses in a single year by recycling the same initial all-cash-purchase money 10 times with this strategy of having your own LLC provide your mortgage and getting that existing mortgage refinanced by a bank within days or weeks of purchasing?

The BRRRR will allow you to build a portfolio by recycling the same cash but, generally, won't help you build cash reserves

funny how people can get upset about a piece of paper in their mail box that can be put right into the recycling bin.  

Had I used a 401k loan instead, I wouldn't have used any of my savings and can just recycle my 401k money.It would be great to hear any pros/ cons regarding this strategy. 

Sometimes in our area many of the parts get stripped to be reused/recycled before the bulldozers start.
