I like my tenants to grasp the concept  (all on M2M) that I am in control and if they are nice, polite and respectful I will reciprocate.

I mentioned I was looking to start a portfolio and they reciprocated with a desire to get rid of one of their properties.

For me, I moved from CT to NC, and although there is no overt reciprocity, I am only required to take their State exam part of the state license.  

@Evan Stalcup...I took a cram course for 1 month M-F 6-9, took exam immediately after/passed..Put my license with a broker 3 months later..Interviewed 3 brokers, decided on flat fee..6 months later applied for reciprocity in GA.....GL

I reciprocate and compensate to all the above.

For years, we had all DeWalt products, drills, impact guns, reciprocating saws, bandsaws, etc.

Would love your opinions….As an investor, if a Realtor offered to sell your flips for a flat-fee (let’s say $500 to cover admin/marketing costs) and to reciprocate, you referred all of your leads who didn’t want to take a below market offer, for traditional sale…. would you call that a win-win?

Current market conditions are a double edged sword; on one hand successful transactions are more challenging and energy intensive to identify and conduct, reciprocally the return on investment is greater.

Me personally, I try not to mix business/pleasure to avoid these types of situations, despite how much I value my ability to help my friends/family when in need (and I value their reciprocation equally).
