Today was the final straw for me as I have come to realize you can not get a transaction report that shows a breakdown of deposits so I can show proof of rents received to my lenders.

But as someone who’s been in the trenches of real estate investing for almost 30 years, I continue to see some flaws.Some of the flaws I have witnessed are when tech-driven companies seem to lack backing from experienced underwriters or seasoned real estate professionals.

Sometimes condos/townhomes are better at attracting young working professionals given that they are usually in more densely populated areas and often will have amenities that come with the HOA like pools, gyms, etc. 

I’d start with a smaller deal - buy a 6 to 12 unit say - raise money from your social and professional sphere - people who know you - who you have a beer with etc.

Build up your portfolio with a professional landlord and then as your portfolio grows transfer the assets over to a larger PM firm for ongoing accounting and management.

Errors & Omissions (E&O) insurance isn’t legally required but is essential to cover claims of professional negligence.In Maryland, the requirements are similar.

They want to be full service RE professionals.
