Do you have experience and know the cycles of your market so you know the best price?

Anyone else have experience with this?

I did not read anything other than your title and my answer was YES.

In my experience, there are a range of starting-off experiences, but one's experience is not always indicative of someone's desire/drive/commitment to pursue and thrive in real estate. 

However, I wouldn't expect to be able to do many of these deals without quite a bit of experience.  

I will be quick to admit I have only had experiences with small rentals (6 units and smaller) so if you are looking for help on larger apartment complexes I would not be a great resource.

I've read the qualifying criteria multiple times and have already notified my CPA who has done it multiple times for their clients previously.

have strong desire to venture in real estate and have read books about real estate and the book I'm currently reading directed me to get more insights from here!

I would suggest starting with reading the IRC book all the way through multiple times.
