In the professional opinions and experiences of the investor community, what place in WA state would you invest in a Long term rental?

I’m getting re-acquainted with the BP community after purchasing my first house hack in the Pittsburgh area, and would love to make some connections with other like-minded young professionals and investors in the area.And if there’s anyone out there who’s just getting started and looking to make the jump to buy their first property, I’d love to offer up advice, share my network of contractors in the area, and answer any questions that I can from my experience over the last 6 months!

While living with tenants can pose challenges like privacy concerns and tenant relations, clear boundaries, professional management, and proper tenant screening will help you succeed.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Utilizing the many resources to analyze deals and help find investor friendly professionals in your area has helped me tremendously.  

Paying off rental mortgages increases monthly cash flow but reduces liquidity, while investing in hard money lending offers high returns but is taxed as ordinary income.Buying a multi-unit rental provides tax benefits like depreciation, while purchasing a business can yield strong profits but requires active management.

To me the biggest takeaway is that as real estate professionals, we always talk about location, location, location.
