I wouldn't remove auto-pay on your utilities from your credit/debit card if you have them, don't want to miss your electric bill by accident but any daily/casual/somewhat necessary spending is cash.

@Don Konipol I don't think Nathan was suggesting that honesty and ethics will prevent being named in a lawsuit.  

It feels like everyone and their grandma is on the Do Not Call list nowadays and my worry is the fines associated with accidently calling these individuals. 

What I do for my units with shared meters is I charge 50% flat to each tenant which prevents waste I get no issues with any waste due to this but the ones that share electric bills do get many complaints due to the size of the bill.

This would help ensure that we take the appropriate steps to address the issue and prevent it from happening again in the future.If it turns out that my unit is the source, I will take responsibility and address it promptly.

If accurate then the SEC rules are designed to prevent unsophisticated investors from getting into this exact situation.

Avoiding problematic tenants from the start is the best way to prevent problems like non-payment, eviction, and property damage.
