I guess timing of the roof in other states comes down to how harsh the climate is there.The heat does prematurely bake roofs here but we are lucky to get an inch of snow a year so the cold is not an issue really.

Tenants love the 70-100Mb bandwidth and it is a definite "plus" in filling our student rentals.Normally, I would have included Internet it in this unit, but where I opened my mouth and prematurely discounted the rent, we did not offer it - though we did pull the glass (fibre-optic cable) into the communications room.Ironically, this renovation cost about the same as purchasing a 2/1 or 3/1 in your farm and must seem completely over-the-top to you .... it aggravates me and I'm fully cognisant that we have a much higher cost of "everything" (and an ill Loonie to top it off).

If you pay down a ARM, your ROI is your interest rate plus you mitigate against future lending risks.If you can invest your money into something that would yield 10 or 20% I would favor that over paying off any loans pre-maturely.

I would avoid this situation of selling the house prematurely and have them pay you an earnest deposit to have the right of first refusal (non-refundable).
