@Calvin CraigIn my experience, deals that are not 50/50 (when both partners are putting in equal capital) typically suffer from the partner who has a lower % not being fully bought in.

Hello All, I am analyzing my deal and here are the detailsSmall Town , Couple of big Manufacturing plants and HQ for 1 of the fortune 500 Client.  

Have a farmer plant to grass.  

Seems like the city is projected economic development from hospital and Honda plant .

I definitely have a tendency to suffer from “paralysis by analysis” and will keep an eye on that.

I had to grade and level the entire property and plant new grass and it's now one of the prettiest lawns on the entire black.

A market can remain strong and an assets performance goes to hell simply from suffering the ravages of time and cap-x.     

I think some hosts get too comfortable with bigger companies, and their ratings suffer.
