Phoenix is a huge city, and there are still growth opportunities within it.

There are a lot of affordable properties in Knoxville, but the growth isn't terribly vibrant and the deman isn't what you'd expect for a city of that size and that close to the Smokies - you're mostly looking at college rentals for the meat of the move season, and the SF market, while it exists, doesn't really compare to Chattanooga. 

There is more growth happening outside of the city, the suburbs.

From there you can start to identify what you are looking for.Where do you land on the follow spectrums:Cash flow and AppreciationLong term or Short term needs (waiting for growth vs get out of my W2 now)Long term rentals, Mid term rentals, Short term rentalsBuying close to home or coast to coastSelf manage or hire a PMIf you can narrow in on those, you essentially have your buy box. 

I think there is a great chance to get some long term investments in areas where the growth is not happening yet or just starting to happen.

And fall in equities will only exacerbate this trend - along with continued on-shoring / pro-growth trends the current administration is pushing.
