I am an experienced investor and unexpectely find myself managing a duplex myself and wondering if there is a small landlord (aka inexpensive) simple solution for marketing, background checks and lease creation that markets on zillow? 

Typically investors with smaller net worths accumen level is not the same as more experienced investors.

We've since increased their rent to market rate, and now we're experiencing late payments.Family Member as Tenant:Issue: Our family member is behind on rent for more than 5 months, with a rate below market due to their relationship with us.Behavior: They have made excuses about financial struggles, yet have been seen treating their new girlfriend to fine dinners and outings.Impact: Both tenants consistently pay late and have shown complete disrespect to us, the property owners, despite efforts to ensure their happiness and success.We'd hate to impact our relationship with them, but right now, they're hurting us and our pockets. 

There is likely more as this is just a few of the people who know about the group through word-of-mouth.I'm making this post to hopefully get it seen when people search his name, so they avoid working with him and getting scammed too.  

And I an experienced 2-4 unit investor here as well, and have self managed for the most part.  

I've seen a lot of people try this, and they rarely use the home. 

These are people who normally buy homes but temporarily rent while resolving whatever life circumstances made renting a better option.

What we have learned is that most people avoid these properties entirely, which allows us to purchase them at a significant discount.
