The $260mil is simply just the value of properties that are currently in select counties I want to focus on to start so I put that number as more of an example of what I would ideally like them to contribute funds or fund fully up to but things can go at a pace as investor that wants to team up wants to go.

Hey @Max Kulishov, it's not a bad idea - I've done remodels on almost every place I've lived in, and the cool thing is you get to enjoy the renovations, you might have to do some minor repairs prior to moving out but nothing like doing a huge remodel + you can slowly renovate at your own pace rather than having to invest large amounts of money at once.

Look up Pace Morby and his groups, etc, they sometimes source homes that don't have as high of an entry fee as buying a home the normal way would.

That should abate in the next 12-18 months, and as new units stop hitting the market at their current pace, Phoenix may see solid growth, especially as the market seems to have solid inbound demand fundamentals, good jobs, tech presence, etc.
