Also, rather than taking a large amount of money and investing into one single directly owned property, I can split it up into much smaller chunks across many different passive investments.

So why wouldn't I just take one of those loans and have none of the handcuffs, and keep 100% of my revenues. 

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.
