My objective is to just offer housing but also someone who oversees the home and makes sure people are staying sober, going to AA meetings, doing chores in the home etc.

Some of our initial baseline, no-go, criteria when we first listed were: 600+ credit score, no evictions, no bankruptcy, and income 3x rent... however, after finding that very few interested parties were eligible to even "enter a review phase" of landlord verifications etc, we loosened up a bit and went to an objective scoring model that I tweaked from a few ideas obtained after speaking to both rental professionals in my local area and some on this forum.

The ones who haven't heard about it seem to not care much or are grateful to be informed of the "changes".We are getting less objections when presenting the exclusive agreement than we were prior to 8/17.

It would have to be in the best interest of the creditors in order for that to happen (get approved).You would also have to pay the lender that put the loan into foreclosure, in full, or face their objection in the hearing.
