Aim for a path that benefits the current tenants if it's worth it.

I left them recently like many others have in the last 5 months and even though our money was technically an investment and a limited partner contribution, they refused to give anyone their money back even after stating numerous times they would give people their money back if they choose to leave. 

Then i would probably want a CPA firm that has specialist that know the state laws for my portfolio so I can benefit even more.

From what you’ve described, it sounds like you’re more focused on long-term appreciation and future benefits rather than immediate cash flow.

Benefits:1) Tenants can't lock keys in house, they have to use their key to lock the deadbolt.2) Cheaper to rekey or replace locks (only deadbolt!)

Some investors have no need, some may benefit from having one.

The reason being they see no benefit and they do not understand it. 

Include a buyout clause allowing you to transition to sole ownership after two years, based on a pre-determined valuation formula or market value.Use an LLC to hold the property for liability protection and pass-through taxation, ensuring both partners benefit from depreciation to offset rental income.
