PS the foundation issues are caused by Yazoo clay.. in the newer homes the builder dig out a few feet and then rock up before foundation.. the old homes are just  laying on the existing soil ..

I would dig through your docs to see what you're paying in points.

In Philadelphia I know that DIG (Diversified Investors Group) and DPI (Delco Property Investors) are both local REIAs that I believe have subgroups in on rehabbing.

In a really tight market, you might have leeway of hundreds of dollars before a tenant will even think about moving; conversely, in a loose market, even $50-100 might have a tenant searching for other digs (cheaper or better).

It might take a bit of digging, but they're out there.As for private lenders, there are definitely genuine folks who are open to wraps.

It sounds like a topic I need to dig into more—might even make a separate post for it!

Dig into what they need and see if you can provide the administrative support as I mention in #4 below.
