You may consider paying a professional to get a tenant fast because I fear that if a tenant is not in by Nov, that you will have more difficulty getting a tenant before spring.  

The fear of missing the 45 day time frame is almost always greater than the reality of it. 

If you sell with a "mold problem" I think you will lose more than the cost of a mitigation from the psychological impact the fear can have on a buyer.
