All this to say they are getting serious about permitting so if you are planning to invest in San Antonio in the short term rental space, MAKE SURE to check that the property is eligible for a short term rental permit given the density limits above and have a Realtor experienced with the San Antonio permitting requirements and rules. 

I've cheaped out and bought doors where I had to chisel out the space for the hinges and strike plates.

Cost to wait is maybe save couple grand on zoning attorney but could potentially make that up by earning some rent earlier (vs. unused space). 

Cold calling IMO is the easiest way to get into the space.

My wife and I just closed on a duplex in Oakland, but the basement/garage was already converted into a separate living space with a bedroom and bathroom.

@Jason Wray, The reason that our shop is pretty hot about your post is two-fold, we do all of the things that you are implying that we don't (other than government loans, we don't work in that space). 

Over the course of a weekend—and fueled by beer, food, and sledgehammers—we completely cleared out the space.

When we spoke, I alerted you to the need to make the quick repairs, and you agreed to allow access to the space to get things back to top shape.
