This is appealing as I want to spread my cash reserve as much as possible. 20 percent down each time will really limit my progress.  

Spread your eggs between multiple pockets rather than everything into one property that may or may not appreciate and cashflow as you forecasted.The only exception that rule would be in Austin, if you live there, or in Phoenix AZ just because the growth in the Phoenix metro is so strong and you can still cashflow there.

As for insurance and all that, most of what you're hearing is media noise and really not accurate/blown out of proportion. 

@Jeff Hines - go with a direct lender and spread that $150K over multiple properties. 

When investors see that you’re looking out for them, that you treat them like partners rather than just capital sources, they start spreading the word.

You'll need to make sure the ROI spread is large enough that you can still turn a healthy profit if you have to sell under what your projecting for ARV. 

I wanted to bring in more houses, I wanted to take pictures with the guys and our remodeled houses like trophies and make media to bring in more sales, perhaps joint venture with other investors and grow a really strong powerhouse of a team and take on tough, challenging places and really beautify an old neighborhood.
