For reference, over the past dozen or so sales I've done to FHA buyers, I've noticed the appraisers are happy to go back to near 12 months and out to about 1.5 miles to find non-foreclosure comps.Certainly, they prefer comps that are newer and closer, but they appear to be loosening up their standards in the face of the current market.At least that's been my experience over the past several months...

We like having Bidets and the easiest one to fit to our toilet in our new modern condo has a fitting that is too tall thus necessitating turning the valve and pipe 1/8-1/4 turn to the left, loosening it slightly.

If you want to remove the piece from the cement, make sure the inside of the post is fairly clean and not filled w/ rust and dirt, then with a chisel, (or power chipping hammer) "GENTLY" fold the old post into the hole in the middle, it should loosen up and be able to be pulled out.

I have been hearing that lenders are loosening, and as foreclosure/short sale credit issues start coming off reports in the next couple of years, then buyers may start flooding the markets, pushing us buy/holders out.
