Whats making you think rates wont go down after a couple years given the new administration in charge?

Beware most property management companies charge between 15-25% of gross revenue, which makes it harder to be profitable.

I do have two really good mentors / coaches I work with that would be able to provide more input but they do charge for their time.

The tenant will legitimately claim the seals were of poor quality to begin with.

As you know, marketing and price are both very important, and vacancy will significantly impact your income, so you are almost always better off charging a lower price and getting it filled with a good tenant.  

A genuine question here for you, who are you working with right now and how much are they charging you in fee?

The nicer areas are already charging a premium so be careful. 

Going back to the OP, I'm not sure what fees NY charges for LLCs and how many properties or businesses he has but I think these "asset protection" companies overcharge people. 

The builder had a given us the paved yard, Granite kitchen top, washer and dryer at added value with no charge.

The top agents would be charging like attorneys and make more money then the 2-3 percent they would get from the seller.
