Hi Angela,Your tech background can help you evaluate the deals but I fear that you don't have a comprehensive plan of what you want to do with investment real estate.  

Every deal has a challenge—whether it’s a seller with an unclear title, a property with zoning issues, or just finding the right buyer who actually sees the value.I’ve been navigating all of this while working on land and mobile home deals, and honestly, the problem-solving side of it is what keeps me hooked.

A good broker should be able to tell you a range of rates given specific criteria if you can tell them what kind of deals you are exactly looking at (ex. in central Boston, 10-20 unit, 90%+ occupancy, 30% down).

Too many investors waste time chasing bad deals, overpaying, or relying on outdated strategies. 

I have 40 years experience as a real estate syndicator/sponsor and investor in other syndicators deals.

The trades can make or break a good deal. 

Or you want to spent the time, effort, and money to try and self-source an off market deal here.  

With this strategy we are getting traditional financing and buying on market deals.
